本項(xiàng)目采用EBI樓宇自控系統(tǒng)。通過(guò)對(duì)樓內(nèi)冷熱源、空調(diào)系統(tǒng)的最佳控制，溫、濕度的自動(dòng)調(diào)節(jié)，新風(fēng)量的控制，空氣質(zhì)量PM2.5、CO?、噪聲，風(fēng)速、風(fēng)壓差等的監(jiān)測(cè)，對(duì)等自動(dòng)調(diào)節(jié)并合理設(shè)計(jì)從而保證大廈中各個(gè)區(qū)域和功能滿(mǎn)足環(huán)境的要求。為提高辦公人員的社會(huì)交往能力，一層中庭設(shè)有生態(tài)公園，二層以上南面，東面、屋面分別設(shè)置有室外露臺(tái)和活動(dòng)場(chǎng)地。人員主要活動(dòng)場(chǎng)所設(shè)置無(wú)障礙設(shè)施。整個(gè)辦公區(qū)采用裝配式靈活隔斷，以適應(yīng)未來(lái)不同的功能需求。

The main activity venues for personnel are equipped with barrier-free facilities. 主要辦公區(qū)布置于南側(cè)朝向創(chuàng)業(yè)園區(qū)內(nèi)部，強(qiáng)調(diào)生活空間充足的自然光源，共同營(yíng)造安靜舒適的辦公環(huán)境。公共交流空間則圍繞可開(kāi)啟天窗的生態(tài)中庭布置，內(nèi)部空間都能體驗(yàn)到自然光與環(huán)境的對(duì)話，利用太陽(yáng)能光導(dǎo)技術(shù)改善地下室采光，并結(jié)合景觀下沉庭院開(kāi)設(shè)自然通風(fēng)窗扇。建筑外立面設(shè)置綜合外遮陽(yáng)，寶內(nèi)設(shè)有活動(dòng)遮陽(yáng)簾，并結(jié)合智能照明控制系統(tǒng)，實(shí)現(xiàn)辦公樓室內(nèi)優(yōu)良的光環(huán)境。

整個(gè)項(xiàng)目室內(nèi)部分和主體外幕墻圍護(hù)結(jié)構(gòu)采用裝配式建造技術(shù)，本著資源可循環(huán)再利用的原則，所使用材料均符合現(xiàn)行國(guó)家有關(guān)綠色產(chǎn)品評(píng)價(jià)標(biāo)準(zhǔn)，場(chǎng)地東北角設(shè)置智慧雨水收集池，對(duì)屋面、地面匯流雨水進(jìn)行收集，并通過(guò)一系列海綿措施:下沉綠地，透水鋪裝、鏡面水景、海綿花園等措施，用于基地內(nèi)綠化澆酒場(chǎng)地沖洗、冷卻塔補(bǔ)水、沖廁用水。
